Nelson Bay’s new $67M state significant development
On ABC Newcastle’s Breakfast program, Fortezza Group Director Jon Lindsay joined host Paul Culliver to discuss The Belvedere — a major new apartment development in Nelson Bay recently declared a State Significant Development by the NSW Government. The $67 million project is positioned to deliver 56 premium apartments, bringing much-needed housing supply and elevated coastal living to Port Stephens.

What makes a development ‘state significant’?
As Jon explained, The Belvedere met key criteria under the NSW Housing Development Authority’s fast-tracked planning process. This designation enables select projects to bypass traditional local council pathways in favour of streamlined approval.
“It’s part of the government’s effort to accelerate housing supply — and we’re proud to be part of that,” said Lindsay.
Designed for demand and liveability
Located at the corner of Church and Donald Streets, The Belvedere is designed for both downsizers and lifestyle-focused buyers seeking quality living with water views, rooftop amenities, and a central CBD location.
“We’ve had hundreds of enquiries already — local, Newcastle and Sydney-based — which tells us the demand is real.”
Balancing growth and character in Nelson Bay
The interview touched on community concerns about growth and change in the area. Lindsay acknowledged this, noting that new developments — when well-considered — can integrate with the local fabric and provide lasting benefits.
“There’s always hesitation with change, but once built, these projects become part of the landscape and are often embraced by the community.”
What’s next for the Belvedere?
Pending planning approval, construction is expected to commence in early 2026, with completion targeted for early 2028. Fortezza remains committed to keeping the community informed as the project progresses.
