A masterpiece of design inspired by Istrian grandeur
The Belvedere is strategically positioned at the apex of Nelson Bay, offering unrivalled views of the ocean, the bay and captivating topography of the area. Our commitment to maintaining the integrity of every view and sight line has been relentless. Through extensive modelling and analysis, we ensure that each apartment enjoys the natural beauty of Nelson Bay, regardless of future developments. Each design element is carefully curated to harmonise with our European heritage, drawing profound inspiration from the Roman architectural marvels in Istria. The arches, the cascades of greenery and the stonework that define our project pay homage to the structures that once exemplified Roman grandeur.

The Belvedere will rise as a 9-story medium-density building of 51 meticulously designed apartments ranging from two and three-bedroom apartments to luxurious penthouses, all finished to cater to a discerning clientele. Residents will enjoy a suite of amenities, including a pool, lush communal green spaces, an office and a coffee shop, ensuring The Belvedere is more than just a place to live—it’s a space to thrive.
Continuing a legacy
This development isn’t just a nod to the past but a continuation of a deeply personal story. The late Mr Gergich, of Grižane Croatia by birth, near the Istrian region, migrated to Australia and established a function centre named ‘The Belvedere’. This laid the foundation for his family’s future, with these land parcels now being owned by his children—in-laws of our very own Business Development Manager, Spiro Tsokos.
In 2016, Spiro approached Roberto Giammaria, General Manager and Snr. Project Director of Fortezza, with the opportunity to develop these land parcels on behalf of his family. Over the years, we’ve conducted multiple analyses, with Spiro diligently reporting progress to his family, ensuring they remained closely involved in every decision. Through extensive collaboration with our team, including Finance Manager Nik Bilic and Snr. Development Manager Jon Lindsay, we negotiated a final position that allows Fortezza and the landowners to develop these parcels as a joint venture.
It’s with great honour and personal commitment that we start to bring The Belvedere to life—fulfilling a legacy entrusted to us over two decades of friendship with the Gergich family. As we embark on this development, we carry forward the spirit of Mr. Gergich, honouring his vision and the deep familial ties that this project represents.
